Lawns in Caledonia: What We See
Caledonia grew up on both banks of the Grand River. Its landmark is the river crossing on Argyle Street, a nine-span concrete arch bridge built in 1927 that carried Highway 6 traffic until the bypass opened in 1982. Most of the building now is happening at the edges of town, and Haldimand County expects Caledonia to reach about 31,000 people by 2051.
Haldimand County is known for tough clay soil, and Caledonia lawns live with it. Clay holds water in spring, bakes hard in summer and won't let roots go deep unless there's decent topsoil on top. New subdivision lots make it worse. Equipment compacts the clay during construction, and sod laid straight onto that base struggles from the first week. In the older parts of town the issues are different: tired lawns that have been patched for years, mature trees, and low spots that hold water after a heavy rain.
Either way, the approach is the same. Find out what's going on under the grass, fix the grade so water moves away from the house, give the roots real soil to grow into, and then lay fresh sod. It's more work up front, and it's the difference between a lawn that lasts and one you're replacing in a few seasons.

Old Caledonia & the Grand River
The original town on both banks of the river, around Argyle Street. Older lots, mature trees and lawns that have been patched and overseeded for years.
Avalon
Empire's multi-phase community, planned with a large community park and a future school block. New lots on compacted clay need loosening and real topsoil before sod.
Caledonia Gateway
A newer subdivision set to add 1,237 homes once every phase is built. The same rule applies as any new build: get the grade right, then sod.

Sod installationSod Removal & Lawn Replacement
In the old town on both sides of the Grand, weedy, thin or grub-damaged lawns are cut out, hauled away and re-sodded for $3.00–$3.75 per sq ft, disposal included.

Haldimand clay can keep a yard soggy for days after a storm. A French drain moves that water to a proper outlet, from $50–$70 per linear foot. When the work is done, we restore the lawn over the trench.
French drainsGrading & Levelling
Flat subdivision lots and older yards that slope toward the house are both common here. We check the grade on every job; reshaping it adds about $1.00 per sq ft.

Common Questions
Caledonia Sod FAQ
Do you cover the rest of Haldimand County?
We serve Caledonia and parts of Haldimand within about 35–40 km of Hamilton, which can include Hagersville and Cayuga. Enter your address in the quote form and we'll confirm before you book.
Do you work in Avalon and Caledonia Gateway?
Yes. Both are inside our service area, and the newer lots there tend to share the same issues: compacted clay and a thin layer of topsoil. We check the grade and the soil on the quote visit; installation is $2.00–$2.50 per sq ft, subject to 13% HST, with grading as an add-on where it's needed.
My lot is near the Grand River — will grading need a permit?
It might. Land near the river and its floodplain can fall within the Grand River Conservation Authority's regulated area, where work such as grading or placing fill may need the Authority's permission. You can check GRCA's regulation mapping, and if your lot is close to the river we'll look into it before quoting any grading.
